Common questions
Does PropCheck replace TPN?
No. They answer different questions. TPN tells you what a tenant's payment history looked like across previous landlords (a backward-looking credit record). PropCheck tells you what their finances look like right now: live bank balance, active payday loans, current affordability. A tenant can have a clean TPN record and be maxed out on debt today. The two tools are complementary, not alternatives.
What about PayProp?
PayProp is a rent collection and trust accounting platform. It manages money after the lease is signed. PropCheck screens the applicant before you sign. They’re entirely different tools serving different moments in the rental process.
How does PropCheck unlock password-protected PDFs?
Most SA banks use a standard pattern for statement passwords (usually a combination of the account holder's ID number and date of birth). PropCheck tries the common patterns automatically. If none work, it prompts you to enter the password, which you can get from your applicant. The unlocking happens entirely in your browser.
PropCheck gives an APPROVE recommendation. Do I have to follow it?
No. The APPROVE / REVIEW / DECLINE verdict is advisory. PropCheck gives you the data and a recommendation, and you make the final call. PropCheck does not make tenancy decisions on your behalf. You remain solely responsible for who you place.
How long does a screening take?
Under 60 seconds from upload to verdict, for a standard 3-month statement. Longer statements or more complex analysis may take slightly longer.
On a real statement.
